Information You Provide

  • Account information: name, email address, unit number, move-in date, and lease end date when you register or are invited by your property manager.
  • Profile information: avatar photo, banner color, and any optional details you choose to add.
  • User content: posts, comments, reactions, direct messages, maintenance requests, RSVP records, and any other content you submit through the platform.
  • Communications: emails or messages you send us directly.

Information Collected Automatically

  • Usage data: pages visited, features used, session timestamps, and last-seen activity, which we use to generate engagement scores and renewal risk assessments for your property manager.
  • Device and log data: IP address, browser type, operating system, and referring URLs collected through standard server logs.
  • Cookies and similar technologies: session tokens and authentication cookies necessary to keep you logged in. See our Cookie Policy for details.

2. How We Use Your Information

We use the information we collect to:

  • Provide, operate, and improve the Services;
  • Authenticate your identity and maintain your session;
  • Display your profile, posts, and activity to other residents in your building;
  • Calculate community points, leaderboard rankings, and milestone achievements;
  • Generate renewal risk scores and AI-powered retention notes visible to your property manager;
  • Send you notifications about maintenance requests, packages, announcements, and messages;
  • Respond to your support requests and communications;
  • Comply with legal obligations and enforce our Terms of Service.

3. How We Share Your Information

We do not sell your personal information. We may share information in the following circumstances:

With Your Property Manager and Portfolio Operators

Your name, unit number, lease dates, last-seen activity, maintenance requests, RSVP history, and community engagement data are visible to the manager and any portfolio-level operator associated with your building. This is the core function of the Services.

With Other Residents in Your Building

Your display name, unit number, avatar, and any public posts or RSVP activity you create are visible to other verified residents in your building. Direct messages are private between participants only.

Service Providers

We use trusted third-party services to operate the platform, including:

  • Supabase — database and authentication hosting;
  • OpenAI — AI-generated retention notes (only high-risk resident summaries are sent; no raw message content);
  • Vercel — application hosting and edge delivery.

These providers are bound by data processing agreements and may not use your data for their own purposes.

Legal Requirements

We may disclose information if required by law, subpoena, or other legal process, or if we believe disclosure is necessary to protect the rights, property, or safety of Anchor Multi, our users, or the public.

Business Transfers

If Anchor Multi is involved in a merger, acquisition, or asset sale, your information may be transferred as part of that transaction. We will notify you before your information becomes subject to a different privacy policy.

4. Data Security

We implement industry-standard security measures including encrypted data transmission (TLS), row-level security policies on our database, and access controls that limit which users can read which records. No method of transmission over the internet is 100% secure. We encourage you to use a strong, unique password and to notify us immediately if you suspect unauthorized access to your account.

5. Data Retention

We retain your personal information for as long as your account is active or as needed to provide the Services. If you request deletion of your account, we will delete or anonymize your information within 30 days, except where we are required by law to retain it or where it is necessary to resolve disputes or enforce agreements.

6. Your Rights and Choices

Depending on your location, you may have the following rights:

  • Access: Request a copy of the personal information we hold about you.
  • Correction: Request that we correct inaccurate information.
  • Deletion: Request that we delete your personal information, subject to legal retention requirements.
  • Portability: Request your data in a structured, machine-readable format.

7. Children's Privacy

The Services are not directed to individuals under the age of 18. We do not knowingly collect personal information from minors. If you believe we have inadvertently collected information from a minor, please contact us immediately.

When we do, we will revise the "Last updated" date at the top of the page and, for material changes, notify you by email or through an in-app announcement. Your continued use of the Services after any changes constitutes acceptance of the updated policy.
